'The LIM indicates that the site development and cross leasing appears to have occurred between 1986 to 1988. The property inspected is the original property constructed on the site. Our review of the LIM was limited by the quality of the copy, however there are no significant items raised about the site conditions by our review of the LIM. However it was noted that there appears to be limited consent activity. This is of concern due to the extensive renovations that have been undertaken at the property. This should be raised to the vendor and Legal advice should be sort.

The property was built circa 1920. It is a detached single dwelling with a rear extension that has been built in line with the original construction format. The extension is believed to be have been built around 20 years later than the original dwelling. To the rear of the property is a raised deck. There is garden to the front and back of the property which contains a small shed (in poor condition) and a ground mounted self-contained spa pool. There is hardstanding beyond the rear garden which is provides parking for up to four cars. There is formal planting to the rear and front garden including some semi-mature trees. The trees are of limited size and have not affected the foundations.'

'The issues listed below represent the key matters for consideration as a result of our building inspection and we have provided budget estimates of repair costs (excluding GST) for your information:

Building Exterior

During the roof cladding renewal , the installer has not correctly installed the roof underlay and there is concern about the form of flashing to the rear of the chimney. We recommend that the roof sheets be lifted, underlay reinstalled and the flashing changed. Repair cost estimate $800.'

Example Conclusion

'The building is in fair general condition, given its age and the type of construction. There are areas of poor maintenance that require attention. There is concern around the unknown extent of the internal refurbishment and the lack of building consent documentation.

In conclusion, subject to review of the Council files relating to the issuance of a Building Consent for the refurbishment of the property, and the addressing of the matters contained herein, there are no reasons why, from a building surveyors' perspective, we feel that you should not proceed with the proposed acquisition.'
